Top tip to a client: 
I honestly believe there is a massive difference between the corporate estate agency machine and the truly independent agent, as we are. We are not backed by massive insurance backed funding – we have to sell houses, not mortgages or switching electricity providers. Selling houses is our business and we do it well. Each member of staff is paid through the OFFICE bankings – not individual targets that create a hostile environment in which to work. We create a true team in the office where they will all do what they can to help YOU. It is this team that you should place your trust in – that way you get the best possible price and the best possible care. I am truly proud of Greys in every way – it has not been easy through the years in turbulent economic times – but every time it is the community that has helped us – and we know that.

Top tip to a client: 
Firstly, I'd always avoid Multi Agency marketing! Only instruct one agent to sell your home. It's cheaper, you have much more control and your property will look far more appealing to buyers when they are flicking through the property websites. You also avoid the stresses involved with being caught up in a battle between Estate Agents after an offer is received. Secondly, have a board up. Besides being one of the best tools available, ours are quite good looking and potential buyers will know that you are serious about moving if you have one.

Top tip to a client: 

Buying and selling property can be a stressful process but it's always harder when working to exact dates as it puts you under added pressure. With that in mind, try not to manage your world around a certain day (during the conveyancing process) and we'll work with the solicitors to get you moving as soon as possible. Other than that, I'd recommend having a for sale board and presenting your home as best as you can for viewings. If I'm honest, I always think it's better if the owners are not there for the initial viewing as it is far less uncomfortable for both parties and we'll be able to come back to you with far more accurate and constructive feedback. The rest is down to us.

Top tip to a client:
Beware of unusually high property valuations for both sales and rental properties. This usually happens by either inexperience or is used as an inappropriate tool to gain an instruction at a higher fee. The end result usually results in poor viewings levels and many price reductions before a sale is agreed. My advice would be to always ask for comparable evidence of what has been sold or rented within your immediate area.

I like to work in a close knit team within a close knit community. The areas we cover are ideal as people like to move locally and we can help in every aspect of this. I enjoy dealing with clients from the initial stage of valuation to getting a sale through and handing over the keys. A great sense of achievement for all involved in the process. I also like the relationships we build up with clients over a short period of time and see the evidence of this in repeat business.

Top tip to a client:
I always recommend keeping everything local - a local agent has area knowledge, a local financial adviser can be visited in person and a local solicitor has experience and can guide you through the transaction face-to-face. Keeping it local also benefits the community and speeds up the buying and selling process.

Top tip to a client:
There is a lot of work involved with renting out a property, be it on the preparation side or on the legal side if issues occur. I would always recommend a Full Management Service for peace of mind if you were in any doubt as a first time landlord.

Selling a house is a stressful experiences so my advice would be to stay calm and trust us that we are doing everything we can to get the sale through.

Speaking from personal experience, when selling your home, try and turn it into a 'blank canvas' and de-clutter as much as you can to make it more appealing to the potential buyer.  Also, when looking for your new home, it can be a good idea to have a drive around the local area of the property before making an appointment to view it.
