Top tip to a client: Beware of unusually high property valuations for both sales and rental properties. This usually happens by either inexperience or is used as an inappropriate tool to gain an instruction at a higher fee. The end result usually results in poor viewings levels and many price reductions before a sale is agreed. My advice would be to always ask for comparable evidence of what has been sold or rented within your immediate area.
